Welcome to Vacation Palm Beach. By accessing VacationPB.com, making a reservation, or staying at one of our vacation rental properties, you agree to the following Terms & Conditions, to the extent applicable and enforceable by law.

Vacation Palm Beach provides vacation rental hosting, co-hosting, and concierge services for properties in South Florida and other destinations.

1. Reservations & Booking Requirements

Guests must be at least 21 years old to make a reservation unless a different minimum age is specified for the property.

The person making the reservation is responsible for providing accurate booking information and ensuring that all members of their party comply with applicable property rules.

Reservations are subject to availability, successful payment, and any required verification or rental agreement.

The maximum occupancy listed for each property must be respected at all times unless prior written authorization is provided.

2. Payments & Fees

Rental rates, cleaning fees, applicable taxes, and any additional mandatory charges will be disclosed during the booking process.

Payment schedules and deposit requirements may vary by property and reservation.

Guests authorize payment of the amounts agreed to during booking. Additional charges for optional services, approved extensions, or documented violations and damages may be assessed when authorized under the applicable rental agreement and law.

3. Cancellations, Refunds & Changes

Each reservation is subject to the cancellation policy disclosed at the time of booking.

Refund eligibility depends on the applicable cancellation terms, booking platform requirements, and governing law.

Requests to modify reservation dates, extend stays, or change properties are subject to availability and approval. Changes may result in adjusted pricing.

We strongly recommend purchasing travel insurance to protect against unexpected travel disruptions, illness, transportation issues, and other covered circumstances.

When possible, we may attempt to rebook canceled dates; however, this does not guarantee a refund beyond the applicable cancellation policy.

4. Check-In & Check-Out

Check-in and check-out times are specified in the reservation confirmation or property instructions.

Early check-in and late checkout may be available upon request, subject to approval and additional fees.

Unauthorized late departures may result in reasonable additional charges where permitted by the rental agreement and applicable law.

5. Occupancy, Visitors & House Rules

Guests must comply with the property's occupancy limits and posted house rules.

A reasonable number of visitors may be permitted with prior approval, provided occupancy restrictions, parking limitations, and community regulations are respected.

Unauthorized parties, large gatherings, disruptive events, and excessive noise are prohibited.

Guests must respect neighboring properties, local noise ordinances, parking regulations, and community rules.

Material violations may result in termination of the stay, subject to applicable law, and responsibility for documented damages or other lawful charges.

6. Property Care & Damages

Guests are expected to treat the property, furnishings, appliances, amenities, and surrounding areas with reasonable care.

The booking guest is responsible, to the extent provided by the rental agreement and applicable law, for damage caused by themselves or members of their party beyond ordinary wear and tear.

Guests should promptly report accidental damage, maintenance concerns, safety hazards, or malfunctioning equipment.

Documented damage, missing property, extraordinary cleaning, or unauthorized alterations may result in additional charges where authorized.

Any security deposit or damage protection arrangement will be governed by the terms disclosed at booking and applicable law.

7. Smoking, Pets & Property Restrictions

Smoking and vaping are prohibited inside vacation rental properties unless explicitly permitted.

Pet policies vary by property. Pets are permitted only when authorized under the property's rules, except where applicable law requires otherwise.

Additional cleaning or damage charges may apply to violations when supported by the rental agreement and applicable law.

Guests must follow posted instructions for swimming pools, hot tubs, grills, fireplaces, recreational equipment, and other amenities.

8. Swimming Pools, Hot Tubs & Recreational Amenities

Some properties include private swimming pools, hot tubs, game rooms, exercise equipment, and other recreational amenities.

Guests must use these amenities responsibly and supervise children at all times.

Diving, unsafe behavior, and tampering with equipment are prohibited.

Pool and hot tub temperatures, heating schedules, and availability may vary depending on weather, equipment conditions, and property-specific policies.

Guests should immediately report malfunctioning equipment or unsafe conditions and discontinue use until the issue has been addressed.

Nothing in these terms excludes liability that cannot legally be excluded.

9. Maintenance, Repairs & Access

We strive to maintain all vacation rental properties in good working condition.

Occasionally, maintenance, repairs, or unexpected equipment failures may occur.

Guests agree to promptly report problems so they can be addressed.

Property representatives or authorized service providers may require access for necessary repairs, emergencies, or scheduled services, subject to applicable notice and access requirements.

10. Internet, Utilities & Amenities

Properties may include Wi-Fi, streaming televisions, air conditioning, appliances, and other amenities.

While reasonable efforts are made to maintain these services, interruptions may occur due to utility providers, weather, maintenance, or circumstances outside our control.

Any remedies or refunds will be determined by the circumstances, applicable reservation terms, and governing law.

11. Weather, Travel Disruptions & Unforeseen Events

South Florida and other vacation destinations may experience severe weather, hurricanes, flooding, transportation disruptions, and other unexpected events.

Guests are encouraged to monitor weather conditions and obtain appropriate travel insurance.

Cancellation and refund requests arising from such events will be handled according to the applicable booking policy and any mandatory legal requirements.

If a property becomes unsafe or unavailable, we will communicate available alternatives or applicable remedies.

12. Guest Verification & Security

For reservation security and fraud prevention, guests may be required to provide identification, complete a verification process, or sign a rental agreement when disclosed and permitted by law.

Certain properties may have exterior security cameras or noise-monitoring devices, as disclosed in their listings and property rules.

Security devices must not be tampered with, disconnected, or intentionally disabled.

Personal information is handled in accordance with our Privacy Policy.

13. Third-Party Services

Vacation Palm Beach may assist guests with arranging optional concierge services, including private chefs, transportation, recreational activities, and other experiences.

Unless expressly stated otherwise, third-party services are provided by independent businesses responsible for their own operations, pricing, safety practices, and service terms.

14. Liability & Guest Responsibility

Guests are responsible for exercising reasonable care during their stay and using property amenities safely.

To the extent permitted by applicable law, Vacation Palm Beach is not responsible for losses arising solely from circumstances outside its reasonable control.

Nothing in these Terms & Conditions limits rights or remedies that cannot lawfully be waived, including liability for negligence where such limitations are prohibited.

15. Governing Law & Disputes

For reservations at properties located in Florida, these Terms & Conditions are governed by applicable Florida law, subject to any mandatory consumer protection requirements.

Property-specific rental agreements may contain additional lawful provisions regarding dispute resolution and jurisdiction.

16. Changes to These Terms

Vacation Palm Beach may update these Terms & Conditions periodically.

Updated terms will be posted on our website. Changes will not retroactively alter the terms of confirmed reservations without a lawful basis or applicable agreement.
